Five measurement questions to ask before an acquisition

Adam Boskovich · Stevenson Systems

What is the source of the reported area?

Start by understanding whether the figures come from current drawings, a measurement report, lease records, or an older property summary. Each source provides a different level of detail.

Which standard and edition were used?

Ask for the applicable measurement methodology and its edition. Knowing the basis of the calculation helps a team assess whether different documents can be compared.

Does the documentation reflect the building today?

Renovations, changes to common areas, and tenant alterations can leave records out of step with the physical asset. Identify when the underlying information was last reviewed.

Can the area figures be reconciled?

Compare the measurement report with the rent roll and lease documentation. Differences deserve an explanation before assumptions become part of the acquisition model.

What needs further review?

Agree on any follow-up with the measurement team, property team, and relevant advisers. The objective is a documented basis for decisions, with open questions clearly identified.

General industry perspective. Asset-specific conclusions require review of the applicable records, agreements, and measurement methodology.
