Why consistency matters across a portfolio

Start with the basis of comparison
Two buildings may report similar square footage while using different measurement conventions. Portfolio analysis becomes more useful when those differences are visible.
Create an inventory of measurement records
For each asset, record the date of the report, the methodology and edition, the property type, and the source drawings. This provides a practical starting point for review.
Prioritize the gaps
Assets with missing documentation, substantial alterations, or upcoming transactions can be sensible places to begin. Priorities should reflect the owner’s actual business needs.
Keep a clear record
Preserve the basis of each figure and document subsequent changes. Consistency is as much about traceability as it is about selecting a methodology.
General industry perspective. Asset-specific conclusions require review of the applicable records, agreements, and measurement methodology.
